VACATIONER'S INFORMATION
Booking a Reservation:
Log onto www.TeamOceansideRentals.com to view the desired property, enter
all specified information, verify your information, submit your payment
utilizing your preferred credit card and simply print your rental
reservation confirmation/lease and return the signed lease to our office,
address listed above. Please note all information provided by
homeowners on our web site is to be deemed reliable but not guaranteed or
warranted.
Arrival / Departure Patterns: We
have vacation homes listed with varying arrival / departure patterns in
anticipation of accommodating everyone’s schedules. Arrival patterns
available include Saturday to Saturday and Sunday to Sunday. In order to
accommodate late arrivals we ask that you make special arrangements a
minimum of 24 hours prior to scheduled arrival date. Anyone arriving after
4:30 PM on their scheduled day of arrival, without prior arrangements, may
find it necessary to wait until the next business day to gain entry
without obligation to any party.
Payments: Refer to the payment schedule below:

Within 90 Calendar days of Arrival Date – In order
to confirm your preferred vacation rental unit full payment of the
calculated total on your rental confirmation will be due at time of
confirming your reservation by using any major credit card on our
website. All rental balances must be paid in full 90 calendar days
prior to check-in or reservation will be cancelled with no refunds
issued. All payments are considered non refundable and portions thereof
will be issued in accordance with the cancellation policy listed in
this information.

Outside of 90 Calendar Days of Arrival Date - In
order to confirm your preferred vacation rental unit one half or fifty
percent of the total rent, the security deposit and the administrative
fee on your rental confirmation will be due at time of confirming your
reservation by using any major credit card on our secure website. Any
rental balance must be paid within 90 calendar days prior to arrival
date. All payments are considered non-refundable and portions thereof
will be issued in accordance with the cancellation policy listed in
this information.

Security Deposits: A $400 minimum security deposit
is required on all rentals and will be held in a non interest bearing
escrow account. The deposit will be refunded within 30 calendar days
after check-out, provided there is no damage to the unit, keys are
returned, unit is left in a neat and tidy condition, and items such as
trash and recycling have been handled in accordance with local laws.
Certain infractions could lead to a portion or all of the security
deposit being held to pay for maintenance of or fines levied from each

Administration Fee: An
Administrative Fee of 4.86% will apply to all Keller Williams Oceanside
Rentals’ reservations. Our fee is in addition to the rental rates and
security deposits. This fee covers various fees and expenses such as
processing, bookkeeping, maintenance of the reservation system, marketing
charges, direct mail and other miscellaneous fees.
Check In: After 2:00PM – Prior to 4:30 PM
- At North Wildwood Office located at First and New Jersey Avenues - Lessee must be present at check-in!
Check Out: Prior to 10:00 AM on your scheduled
departure date. Keys must be returned at that time to the Keller Williams
Oceanside Rentals - North Wildwood office only.
When checking-out of your rental please be mindful of
the next family and be sure the following items are completed.

Please be sure to remove your personal belongings

All trash and recyclables must be placed in their
proper receptacles

All utensils, dishes, etc utilized must be washed and
placed away where they were found.

General cleaning of each unit must be completed. Each
unit must be left in a neat and tidy condition.

All keys must be returned to the North Wildwood
Office located at 1st & New Jersey Avenues.
Cleaning Service: Prior to your arrival
each unit is professionally cleaned. Daily cleaning is not included but
links to various cleaning companies have been provided on our website if
you wish to purchase this service. All units must be left clean and in
the same condition as found upon arrival.
Parking: Each vacation home offers convenient parking so please be sure to comply with local ordinances and posted condo association rules and regulations. Keller Williams Oceanside Rentals will not be responsible for parking tickets or towing fines.
Home Furnishings & Equipment: All units
are privately owned and tastefully furnished according to each owner’s
discretion.
What to Bring: Sheets, pillowcases, pool
/ beach towels, bath towels, laundry detergent, dish detergent, toilet
paper, trash bags, soap, shampoo, paper plates and napkins. Please review
your inventory of supplied bedding to ensure you adequately size your
sheets.
Phone Service: With the growing usage of
cell phones, individual unit phones may or may not be provided. Please be
sure to bring your cell phone along for emergency purposes.
Specific Performance: Keller Williams
Oceanside Rentals is acting as a transaction agent only and does not
warrant nor guarantee specific performance of any lease. We reserve the
right to decline offering a rental to anyone misrepresenting themselves in
any fashion. At times due to reasons beyond ours or the owner’s control a
comparable unit may be offered a tenant should the unit become unavailable
due to reasons beyond our control including but not limited to a double
booking, death of an owner or foreclosure. Realtors reserve the right to
show the home with adequate notice to the renting family if the unit is
listed for sale.
Capacity Rules & Regulations: Quiet
Enjoyment: All tenants must abide by the Rules and Regulations of the
owner and/or any association rules and regulations. Each home has a
maximum occupancy limit listed on the web site and must be adhered to at
all times. Any tenant, who exceeds this maximum occupancy limit and or
disturbs the quiet enjoyment of others, is found in an illegal act or is
found damaging common elements will be asked to leave without incident or
be evicted immediately based upon local laws and ordinances, without
refund of any payment and/or security deposit.
Pets: Anyone found with pets of any kind
in any unit (except those specifically allowing pets) will be asked to
leave without incident or be evicted immediately based upon local laws and
ordinances, without refund of any payment and/or security deposit.
Cancellation Policy: Should a request to
cancel a confirmed reservation be received, the request will be
accommodated by:

This only notifies us that you have an interest in canceling your
reservation.

A mitigated refund amount will be offered once the
unit has been re-rented.

Refunds will be mitigated according to the following
calculation method- Total Rental Amount less 100% Administrative Fee,
less 100% Commission, less $150.00 Processing Fee.

Refunds will be processed one week following the
original confirmed rental dates.

Refunds related to inclement weather or acts of God
will not be accommodated.
Repairs: Please report any necessary
repairs to our office between the hours of 9am to 4pm. Keller Williams
Oceanside Rentals and Keller Williams Oceanside Realty is not responsible
for any maintenance or repair of the rental unit and any such obligations
or issues are solely the responsibility of the tenant and
landlord/homeowner. Lessor/Homeowner agrees to make any necessary repairs
and/or replacements to the vital facilities serving the property within a
reasonable time after notice by Keller Williams Oceanside Rental Office
.We do offer suggestions of repair/service people should Lessor/Homeowner
require them, but remedying the situation and satisfying the vendor
monetarily is the sole responsibility of the Lessor/Homeowner. If a Lessor/Homeowner
cannot be reached within one hour of a tenant reporting a repair or
cleaning, the Lessor/Homeowner agrees Keller Williams Oceanside Realty
will remedy the issue and deduct the expense accordingly from any rental
payment due. The Lessor/Homeowner shall not be liable for interruption of
services or inconvenience resulting from delays in making repairs or
replacements if due to circumstances beyond their control.
